Orchard and Greenhouses in Hillsdale, Michigan, established in 1918. The property is comprised of eight (8) parcels of agricultural land divided into 4 main tracts totaling 280.34 acres:

- 79 acres are improved with apple orchards with several popular varieties of apple trees.

- Other acreage is comprised of 135 acres vacant tillable land with 43 acres of woods; 19 acres of buildings, parking, operations; and the balance is right of ways and non-farmed land.

The main farm is trickle irrigated, fenced w/ 10' high deer fence and improved with modern apple packing plant, controlled atmosphere storage, shop and storage buildings, and multi family labor housing. There is about 7 acres of planted evergreen trees to be sold as Christmas trees. Additionally, there is a large complex of buildings comprised of retail, refrigerated storage, dry storage, and greenhouses that are used to grow & market fruit and plants locally. Most of the land is undulating to rolling with some land being elevated which can be favorable for crops susceptible to freezing.

The other orchard property located nearby is on Brown Road that totals 69 acres and is fenced and irrigated as well. The sale includes all of the equipment and improvements. The greenhouse operation is closed down, the apples have been maintained and had a bumper crop of approximately 80,000 bushels last season with an estimated 50,000 bushels for this season. Equipment and improvements include all the irrigation system, the packaging and processing, retail store operation, cider processing & bottling, field and farming implements, tractors, sprayers, trucks, trailers, vans, utility vehicles, shop tools, etc.

Current management is in the process of contracting with H2A for 15 laborers to assist in harvest and maintenance of the orchards for the upcoming season. Management can assist with the transition for new owners.

Buildings were all built in 2008 and are very well maintained consisting of:

-Retail complex includes 6,868 sf retail space, 7,036 sf refrigerator storage, 3,168 sf dry storage with 66,682 sf greenhouse space adjacent and large asphalt parking lot for customers.

-Packing Plant has 8,260 sf complete w/ equipment for sorting, grading and packing as well as shipping area and loading docks.

-Cold Storage is 5,720 sf, with 20' ceiling heights and insulated with refrigeration system for controlled atmosphere & long term storage.

-Shop/Equipment Building, 4,200 sf - includes tools and machine storage area.

-Spray Shed, 576 sf.

-Multi family house to accommodate up to 21 employees.

-Machine Shed, 3,528 sf for implement and tractor storage.

-2nd Machine Shed, 1,824 sf on Brown Rd orchard farm.
