Imagine living in beautiful upstate New York and owning and operating your own campground business. This 189 acre wooded property includes a three bedroom house for the owner/manager, ten 12x12' sleeping cabins with knotty pine interior, heat and electricity; three 20 x 30' lodges with fireplaces and three bathhouses with toilets and showers. In addition, the campground hosts 22 tent camp sites and 18, 30 x 50’ RV sites. (Five of these sites have water and electric hookup.) A registration booth with a main electrical room was built in 2011 and a NYS Health Department approved dumping station was built in 2012 with a concrete pad, 1000 gallon tank and five leach fields. The campground property also includes a well house with a drilled 60' well with a NYS Health Department approved chlorination system and new electric service was installed in 2012. In addition, the campground features a firewood storage area, gravel roads throughout and a swimming area with beach (100 x 200', 5' deep) on Carterville Pond. Carterville Pond is a small, private lake known for its excellent bass fishing and sandy beach - a nice spot for a summer swim or quiet canoe ride. The swimming area includes docks, a boathouse and a water circulation pump. This is a “four-season” camp and can be rented to summer families, fall hunters and snowmobilers in wintertime as a main New York state trail runs right through the property.
The owner/manager’s house is a three bedroom, two bathroom ranch with electric heat and 200 amp service with a back-up generator panel hook-up. The dwelling features a full, finished walkout basement with a woodstove, bar and half bath. New windows were installed in 2010, as well as new, wall-to-wall carpet also in 2010. The property has a drilled 45’ well and an additional wood stove on the main floor. The property includes a 60 x 40’ pole barn for equipment storage with a 12' overhead door, concrete floor storage areas and separate electrical service.
